About
Small, quiet, and built around the way you actually want to stay.
Sixteen units, a pool, and a row of palms — the kind of place where you settle in once and stop checking the map.
Our story
The quiet side of Diani.
Roisam Diani Retreat sits in Ukunda — on the side of Diani that you reach by air rather than by ferry. We're a small family-run property: sixteen units in total, set across a modern three-storey apartment block and a pair of standalone Makuti-thatched cottages on the garden side.
The grounds are designed to be walkable in flip-flops: breakfast banda in the middle, the pool on the garden side, shaded loungers under coconut palms, and the open grass of Ukunda Airstrip beyond the perimeter wall — close enough to watch a Safarilink Cessna come in over your morning coffee, far enough that you won't hear it from the bedroom.
We built Roisam for the kind of stays that don't fit a chain hotel — a long weekend with kids in a two-bedroom cottage, a working week in a one-bedroom apartment with reliable WiFi, a solo writer week in a studio. Confidently boutique, never fussy. Concrete, palms, sand, light.

What sets us apart
Four things our guests come back for.
Airstrip-adjacent
Ukunda Airstrip sits right beyond our perimeter. From Wilson on Safarilink, JamboJet or Skyward, you're poolside within minutes of touchdown — no Likoni Ferry, no coastal traffic.
A pool with a view
A single quiet pool on the garden side, lined with palms and looking out over the open grass of Ukunda Airstrip. Good for sundowners, better for actually swimming.
Modern + traditional, together
Fourteen apartments in a contemporary three-storey block with full kitchenettes; two standalone Makuti-thatched cottages with carved Swahili headboards and stone-tile floors. Choose your own register.
Quiet by design
Strict 10pm–8am quiet hours, no parties, no day-visitors past 9pm. Guests tell us they sleep through the night and wake to birds — we want to keep it that way.
Your hosts
A family-run property.
Roisam is run by the family that owns it — not a management company. The day-to-day is handled by a small on-site team led by the property's resident host, with the owners reachable directly by WhatsApp for anything the team can't sort.
You'll be met at check-in, walked through your unit, and given honest advice on the beach, the matatus, the closest pharmacy, and where to actually get the good samaki wa kupaka. We're not a concierge desk — we're the people who'd want a kettle that works and a bedside socket that's actually next to the bed.
Come and see.
Pick a unit type, check live availability, and book directly — or message us on WhatsApp if you want to talk it through first.
